Feasibility Study
The process for creating residential or commercial lot subdivisions starts off with a feasibility study. This involves analyzing the land, its zoning requirements, environmental restrictions, and any other restrictions the county may have, such as necessary road connections and utilities. This determines how many lots the land can be divided into in the presence of wetlands. Sometimes a plan for five lots is only big enough for three lots and knowing this may help you plan for (or avoid) the cost of expanding water and sewer.
